Home Loans NZ: What You Actually Need to Know Before Applying

By kripaadmin•

You've found the house. The open home felt right, the numbers seemed doable, and then someone mentioned you'd need a 20% deposit of the purchase price.

Suddenly it didn't feel so simple. And that was before you got into interest rates, lending rules, or what a bank actually looks at before saying yes. If all of that sounds like a lot, you're not behind, you just haven't had anyone explain it properly.

Let's clear things up, properly, without the jargon.

How Much Deposit Do You Actually Need?

The standard answer is 20%. On a $750,000 house, that's $150,000 sitting in the bank before a lender takes you seriously. It's exactly this kind of number that makes NZ home loans feel out of reach for a lot of Kiwis.

Here's what a lot of buyers miss though. If you're a first home buyer, Kāinga Ora's First Home Loan lets you buy with just 5% down, and it sits outside the usual lending restrictions banks have to work within.

Worth knowing too, the old First Home Grant closed back in 2024, so if you've seen an old blog mention it, that's outdated. KiwiSaver withdrawal is still very much alive though, and it's often the easiest way to top up a deposit if you've been contributing for three years or more.

What are Banks Checking When You Apply?

Income and job stability are the obvious ones. What surprises people is how closely lenders look at spending habits, because three months of bank statements will show every Afterpay payment, every subscription, every takeaway.

One client came to us convinced her income was the problem. It wasn't. She was spending $40 a week on small buy now, pay later purchases, and that alone was quietly reducing how much the bank was willing to lend her.

Banks also work within something called a debt-to-income limit. For most owner-occupiers, the total amount you borrow generally can't go above six times what you earn (before tax) each year. It's one of those rules nobody explains clearly, and it can quietly rule out the price range you had in mind.

What's Happening with Mortgage Rates Right Now?

Rates have been on a rollercoaster the last couple of years, and if you've been watching New Zealand’s mortgage headlines, you'll have noticed OCR chatter picking up again. After a long stretch of cuts, the Reserve Bank has started lifting the OCR again. It moved to 2.75% recently, and banks have followed with rate rises of their own.

If you've been waiting for rates to keep falling before locking anything in, that conversation has shifted. Rates like this shift month to month. Treat any specific number you read online, including this one, as a starting point for a conversation, not gospel.

Fixed, Floating, or a Bit of Both?

A fixed rate locks your repayments in for a set term, usually six months to five years. Floating moves with the market, so your repayments can go up or down.

Plenty of borrowers split their mortgage, part fixed, part floating, so they get some certainty without losing all flexibility. There's no universally right answer here, it depends on your risk appetite and how tight your budget is if rates were to move.

Is it Worth Talking to a Mortgage Broker Before You Apply?

Here's the thing most people don't realise. Going straight to your bank only shows you what that one bank is offering. A broker compares house loans NZ wide, across dozens of lenders, and in most cases, it's the lender who pays the broker, not the borrower.

It's the difference between shopping at one store and having someone check every store in town before you commit to anything.

So, Where Does Kripa Fit into All This?

This is where we come in. Kripa has helped New Zealand families work out what they can actually borrow for years now, comparing options across more than 30 lenders so you're never stuck with what one bank offers.

We work with first home buyers, families refinancing to a better rate, and investors building a property portfolio, and we treat every one of those conversations differently, because a first home buyer and a seasoned investor need completely different things from us.

New Zealand is a genuinely diverse place to buy a home in, and our team brings that same understanding to how we work with you.
